CIM House, on Edith Cavell Street in Port Louis, is now more than a prime mixed-use office and retail address; it is a national benchmark for how buildings should be operated.

After a full year of verified operational performance, CIM House has achieved LEED O+M v4.1 Gold certification, becoming the 6th building in Mauritius to reach this level and the highest-scoring project nationally under this rating system.

What makes this achievement truly special is the rating itself.

LEED O+M (Operations + Maintenance) does not reward promises, renderings, or good intentions. It rewards measured reality on how the building actually performs, day after day, with real occupants, real consumption, and real governance.

That meant 12 months of disciplined, auditable work:

  • Tracking and validating energy performance with a performance mindset, not a “reporting exercise”.
  • Tight water management and continuous improvement in resource efficiency.
  • Waste practices aligned to measurable outcomes.
  • Indoor environmental quality focused on people, comfort, and health.
  • Transportation strategies that support lower-carbon choices.
  • Governance procedures that make sustainability repeatable, not accidental.

Prodesign Engineering Consultants had the privilege to support this journey as Sustainability and LEED Consultants, working closely with Lavastone Properties (building owner) and CIM Financial Services (key occupier). This was not a “handover-and-walk-away” project but it was a partnership built on transparency, coordination, and performance-led decision making.
