The Network Building at La Promenade, Telfair is a defining addition to the evolving landscape of Moka Smart City. Conceived as a contemporary mixed use workplace for the next generation of businesses, the project pushes the boundaries of environmental performance, digital coordination and engineering precision.
Prodesign served as MEP Engineering Consultant, LEED Consultant and BIM Manager, bringing together the full spectrum of our technical expertise on a single project.
From the outset, the design intent was clear. Create a building that responds intelligently to its environment. This vision is rooted in biophilic principles, with maximised daylight, strong visual connection to the outdoors and a design that nurtures comfort, wellbeing and productivity.
The Network Building integrates efficient HVAC, lighting and electrical systems designed to outperform standard energy codes by more than 25 percent. Whole building energy modelling confirms an EUI below 60 kWh per square meter per year. Natural light and external views are enhanced through well engineered façade and shading strategies, allowing 95 percent of occupants to benefit from high quality visual comfort.
Indoor water consumption has been reduced by more than 50 percent, supported by a landscape that requires no permanent irrigation. Solar thermal technology, enhanced envelope performance and high efficiency equipment position the building as a benchmark for responsible design in Mauritius.
As LEED Consultant, Prodesign guided the certification process from early concept to final commissioning. The project achieved LEED Gold under LEED BD+C, supported by strong performance across energy, water, materials, indoor environmental quality and site strategies. It also secured 5 Innovation and Exemplary Performance credits, strengthening its overall score.
As BIM Manager, Prodesign coordinated the digital workflow from model creation to clash detection and federated coordination. With structured BIM protocols, naming conventions and quality control procedures, we ensured a coordinated and data rich model that improved predictability and reduced rework.
The Network Building is more than a high performing facility. It is a demonstration of how thoughtful engineering, biophilic design principles, sustainability leadership and digital construction can converge to deliver a resilient and contemporary workplace. It advances the vision of Moka Smart City and reinforces Prodesign’s commitment to delivering smarter and future ready buildings.
